Ho Nai Industrial Zone is one of the major industrial zones in Dong Nai province, located at the center of the key economic region in the South. Particularly, it specializes in the Supporting Industries sector with a total area of 496.65 hectares. Phase I, covering 225.71 hectares, has been leased out to 85%, while Phase II, spanning 270.94 hectares, is undergoing land reclamation and preparation for leasing.
GEOGRAPHICAL LOCATION
- Hoa Nai Industrial Zone is located near National Highway 1A, the bypass road of Bien Hoa City, about 12 kilometers from the center of Bien Hoa City and 40 kilometers from the center of Ho Chi Minh City.
- Land Conditions: The land is firm, requiring no prior reinforcement before constructing workshops.

- Climate Conditions: The average temperature throughout the year is around 35 degrees Celsius, with average humidity of about 70%. The rainy season spans from June to December, with average rainfall ranging from 1,450 to 1,650 millimeters.
- Distance to Nearest Major Cities: 40 kilometers from Ho Chi Minh City center via National Highway 1A and Hanoi Highway
- 12 kilometers from the center of Bien Hoa City, and approximately 90 kilometers from Vung Tau City.
- Distance to Nearest Airports: 45 kilometers from Tan Son Nhat Airport, and approximately 25 kilometers from Long Thanh International Airport (planned).
- Distance to Nearest Railway Station: Approximately 3 kilometers from the nearest railway station, and 40 kilometers from Ho Chi Minh City railway station.
- Distance to Nearest River Port: Approximately 15 kilometers from the nearest river port, and 40 kilometers from Cat Lai Port.
- Distance to Nearest Seaport: 40 kilometers from the center of Ho Chi Minh City via National Highway 1A and Hanoi Highway.
INFRASTRUCTURE
Transportation System
Main road axes have widths ranging from 40 meters to 45 meters with 02 lanes, and road surfaces range from 12 meters to 15 meters connecting the industrial zone to National Highway 1A and the bypass road of Bien Hoa City. The road surfaces are made of hot asphalt concrete and cement concrete. The internal transportation system has road widths ranging from 24 meters to 28 meters with two lanes, and road surfaces ranging from 8 meters to 12 meters. The road surfaces are made of hot asphalt concrete and cement concrete.
Electricity
Utilizes power from the national grid through a 220/22KV station with a capacity of 40MVA invested by Dong Nai Power Company Limited. Future upgrades are planned to increase capacity to 80MVA.
Nước
Utilizes water from Long Binh Water Plant (Bien Hoa City) of Dong Nai Construction Water Supply Company Limited, with a current capacity of 200,000m3/day-night.
Wastewater
The receiving limit of the XLNT-TT wastewater treatment plant: Equivalent to Grade B according to QCVN 40: 2011/BTNMT. Maximum treatment capacity: 4,000m3/day-night. Current wastewater treatment capacity: 4,000m3/day-night.
Waste treatment
The company has a contract with a unit responsible for waste collection and treatment.
Firefighting System
Fire hydrants are installed according to approved firefighting standards in Hoa Nai Industrial Zone.
Communication Information
Integrated into the provincial post network through the Hoa Nai Industrial Zone Post Office. The total capacity of the Hoa Nai Industrial Zone switchboard is 3,600 lines, with the installation of a 1.5-kilometer underground cable with a total capacity of 3,600 pairs from the Hoa Nai Industrial Zone Post Office.
